A Veteran's Guide to Buying a Home in Austin

By Graham BrothersFebruary 22, 2026 6 min read

As veterans ourselves, we know exactly what transitioning service members need from a real estate advisor — and what the Austin market looks like from that perspective.

Written From Experience

We're not writing this as advisors who have studied the military relocation market. We're writing it as veterans who have been through the process — the orders, the compressed timelines, the reliance on an unfamiliar local support network. That experience shapes everything about how we work with veteran clients.

The VA Loan in 2026

The VA loan remains one of the most powerful tools available to qualified veteran buyers — but its use in Austin's luxury segment requires some nuance.

**No loan limits for qualifying borrowers.** Since 2020, the VA loan limit has been eliminated for veterans with full entitlement. A qualifying veteran can purchase a $2M home with a VA loan if lenders approve the amount.

**Funding fee awareness.** VA funding fees vary by service history and loan size. A first-time VA user purchasing above $726,200 will pay a funding fee that should be factored into the total cost calculation.

**Seller acceptance.** In Austin's luxury segment, most listing agents are VA-loan literate, and VA offers are not routinely disadvantaged. The old perception that VA loans complicate closings has largely dissipated at the luxury tier with experienced representation.

What Austin Offers Veterans Specifically

Beyond the market dynamics, Austin is genuinely an excellent destination for transitioning service members:

- **No state income tax** — particularly significant for veterans with pensions, disability pay, or private sector transition packages

- **Strong defense and technology employment** — the Austin tech sector has significant cybersecurity and defense contracting presence

- **VA healthcare** — the Austin VA medical center serves the area, and the surrounding medical ecosystem is strong

- **Neighborhood choice** — compare options across South, East, Central, and Northwest Austin and the Hill Country based on your commute, budget, and support network

How We Work With Veteran Buyers

We work with veteran buyers the same way we'd want to be worked with: directly, honestly, and with full accountability. We understand orders, we understand compressed timelines, and we understand that some of our clients are making major decisions from thousands of miles away. We're built for that.

If you're transitioning and considering Austin, let's talk before you do anything else.
